Homeownership Applications Are Now Open in Haywood County

Habitat for Humanity of Jackson, TN Area is now accepting pre-applications from Haywood County residents interested in becoming Habitat homeowners.

Our Homeownership Program is designed for individuals and families who are ready for the opportunity, responsibility, and stability of owning a home. Applicants are evaluated based on three primary criteria: need for affordable housing, ability to afford an affordable mortgage, and willingness to partner with Habitat.
 

To be considered, applicants should:

  • Live or work within our eligible service area and plan to make the Habitat home their primary residence.

  • Have stable, verifiable household income that falls within current program income guidelines.

  • Demonstrate the ability to afford a monthly mortgage payment and other costs of homeownership.

  • Have a demonstrated need for safe, stable, and affordable housing.

  • Be willing to complete required partnership/service hours, homeowner education, and other program requirements.

  • Meet applicable credit, background, and mortgage qualification requirements.

Submitting a pre-application does not guarantee acceptance into the Homeownership Program or approval for mortgage financing.

Income & Affordability Requirements

Area Median Income (AMI): Applicants must generally have a gross household income at or below 60% of the Area Median Income (AMI) for Haywood County, adjusted for household size. AMI limits are established annually by HUD, so the qualifying income amount is different for a household of one person than for a household of four or more. Habitat for Humanity’s current national qualification guidance uses the 60% AMI ceiling. 

Debt-to-Income (DTI): Applicants must also demonstrate the ability to afford homeownership. Your projected Habitat housing payment should generally be no more than 30% of gross monthly income, and total monthly debt obligations—including the projected housing payment—should generally be no more than 43% of gross monthly income, subject to final underwriting requirements. Habitat’s national guidance specifically requires the mortgage payment to remain at or below 30% of gross monthly income at closing.

NOTICE

An application package is submitted to Habitat for Humanity Jackson, TN Area as the first step in qualifying for our homeownership program. It is NOT a loan application. If you are approved for the Habitat homeownership program, you will be required to continue the Homebuying Application and process.

During the processing of your application, additional information may be requested in order to satisfy our family selection guidelines. Any requested information must be provided within 30 days of our written request, or your application will be considered withdrawn. Incomplete applications will not be considered. In the event that an incomplete application is accepted in error, it will not be processed until complete.
